Omaha Real Estate: Will We Continue to Break Records in 2014?

At DEEB Realty, we try and break down statistics for our agents so they can better serve their clients and increase their knowledge to better their business. To do this, we broke down the 2013 Omaha market statistics and compared it to the past twelve years.

In 2013 alone, we had 12,400 sales in the MLS accounting for an 8.5% increase from 2012. This also beat 2005’s record by 6%! As many of you know, 2013 was a great year. We also set records for the average sales price at $177,700, the average median sales price at $149,000, highest average existing sales price at $164,000 and scoring the second highest new construction sales price at $275,000. After a very strong year, we hope this carries into 2014!

It is also worth noting that 2013 boasted the lowest number of real estate owned (REO) properties since the MLS began record this statistic in 2009. Out of the 12,400 home sales in 2013, only 247 accounted for homes $500,000 and above and to take it ever further, only 22 homes sold that were priced over $1,000,000. Although the buyer pool for these homes is relatively small, these numbers are significantly larger than they have been in past few years. This is great news for our move-up buyers! As for new construction, we recorded a 22% increase over 2012. Our active number of listings in 2013 was at its lowest since 2003; this obviously contributed to the price increases we saw across the board.

To look at January 2014, we are up 2% for closed transactions and pending transactions have seen a slight increase as well. To be coming off of a record year and still seeing increases is fantastic! Sales volume is also up 7% and the number of active listings is down 9% (please give us listings; it’s a great time to sell!). In comparison to January 2013, the average new construction price in January 2014 was $312,000 which represents a 15% increase from $265,000! The average existing price for January 2014 also saw an increase of 6.5% over January 2013 by going from $142,000 to $151,000.
