Commissions Split

Most companies tend to offer newbies a 40/60 percent split – leaving you with only slightly more than half of your commission earnings on closed sales.  They will wine you and dine you and tell you that eventually your commission split will be increased as you earn more.

Most real estate brokerage firms base their agents’ earnings on an aggregate figure on the last 12 months’ net commission earned.  Measuring what they will pay their agents based on how many properties were sold in the previous year is not an optimum method of earning for agents.  The aggregate figure resets every year, resulting in a fluctuating pay scale for even seasoned agents.

We base our commissions on the cumulative number of closed transactional sides you accomplish, rather than earnings income or commission dollars earned. Whether you close on the buyer’s side or seller’s side, each one works toward your commission structure.  Plus, once you reach a certain pay scale at Deeb Realty you never go back down.

Listing Origination

Traditionally, real estate brokers penalize agents for selling listings that may not have originated from their own firm.  This drastically impacts the agent’s commission earnings – resulting in less-than-desired percentages.

Deeb Realty celebrates its agents’ accomplishments regardless of where the listings originate.  We reward our agents for their performance of the last five years of production regardless of where they were prior to with us.

The 100% “Free” Plan

Nearly every major realty company boasts a “100% commission for free” policy for their agents.  Just like it sounds, it is too good to be true.  What they do not tell you is that you are required to contribute thousands of dollars year after year to the agency in order to receive 100% of your commissions.  Often agents end up selling until the year is almost over to cover the fees and only then do they start receiving 100% commissions.  To make matters worse, the whole process restarts itself in January.

Our 100% plan works like this:  For a very affordable $500 each month, you are guaranteed 100% of your commissions on each deal.  Aside from a $75 transaction fee that is charged at closing, there are no other hidden fees.  Our agents know each time and throughout the year what their expenditures are versus what they will be earning.

It’s always great to see our agents doing well in their business but in the midst of all the busyness is always the need to keep up with state requirements to keep their license current. We always take a very supportive stance toward our agents’ education, training and other needs – that’s why Deeb provides a full range of useful, educational courses approved by the state as continuing education courses that are required to keep licenses current.

Before you know it, November will be around the corner so why not engage in some of the courses right now so when the time comes you can rest assured that you won’t have to scramble to find an open spot in a Con Ed class. Speaking of classrooms, we’ve just set up a new 50-seat training facility right here in our own office building, designed for the convenience and ease of our agents.

Deeb Realty right now provides anywhere from 5 to 15 broker-approved training courses in a month to all agents – absolutely free of cost. And as we get closer to the November deadline for license renewals, the number of Con Ed classes we offer each month will also be stepped up.

Agents can choose from a variety of topics, each geared to different aspects of the business and each course crafted with careful attention to the needs of today’s agents. All in all, our total number of classes taught in a typical year is about 250, so we make a strong effort to keep current. We here at DEEB Realty get very excited two times a year when we have our big company sales meetings.  This is the time that we get to look back at the last six months and look forward to the next six months in our business.  We talk about the things that have worked well and how we can harness that information to improve our businesses in the future.

I wanted to share some information with you that was just released our last sales meeting.  We will be releasing a brand-new system that will provide backend CRM (Customer Relationship Management) for our agents.  Our agents will have lead generating websites created for them.  The company will also have lead generation that will allow us to pass these leads out to our agents.

The system will also have over 3000 marketing pieces including video campaigns, e-mail campaigns, flyers, postcards and newsletters.  As you can imagine, our people are very pumped up about this new opportunity to push their businesses forward using these marketing tools.

What may be surprising to you is that we are offering all of this free of charge to our agents.  While the companies that we're working with told us that we could resell this system to our agents for a monthly or yearly fee, we didn't feel right doing that.  You see, we feel as brokers it's our duty to provide our agents with the tools that they need to be successful.  We can only be successful if they are successful!

Saying Goodbye to 2011, With Great Expectations for a Fantastic 2012 Ahead!

After what seemed like could have been a rollercoaster ride, 2011 ended up being an amazing year with overall sales coming in at over 12% from the previous year! When you think about it, after all the negative press about our industry, numbers like that is excellent news! And to top it off, our sales in December were also higher than they have been in over five years.

Celebrating Good Times Gone By and More Yet to Come

To commemorate our superstar agents, we wanted to highlight your achievements and thank everyone with a festive and over-the-top Christmas party this year. So we did just that. Giving away more than $6,500 in cash prizes was a real joy for us this year as we had the opportunity to say “thank you” to the cornerstone of our business – you, our agents.

Not only that – it was with your help that we were able to collectively raise about $10,000 to benefit the local homeless shelters right here in Omaha. Nothing gives us more pleasure than to be serving the housing industry while giving shelter to those in need at the same time.

Thanks to you, our valued team, for the seventh year in a row we have achieved top status in fastest days on market time – something that we continue to shine on year after year.

Absorption rates in December have not been this low since 2006, over five years ago! At 6.6 months of absorption we are looking at a strong trend that will undoubtedly lead to market stabilization sooner than any of us could have predicted just a few short years ago. Couple that with our sales performance in December and you can see that an even stronger market is on the horizon.
